Build in an Affordabilty Assessment into Smartr so I can complete the fact find and at the end of it will be instantly able to provide the client with how much lenders will lend them based off there circumstances. I personally use Mortgage Broker Tools as I find it the most comprehensive and accurate therefore end up dual keying the information which I would like to avoid

  4. In existing mortgages, there is no option to add the proc fees recd. We are forced to put a renewal date in future. As an adviser we would like to put into the CRM everything from past to present and to future. Please update your software accordingly.

  5. You must have two coloumns in the proc fees. Gross as per the offer, Retention by the Club and the Net Recd. In this way at the end of the year we can see how much retention we have paid to the club/s as many clubs share 50% of the retention at the end of the year.

    Add a box to show Y or N to indicate what has been marked to be cleared upon completion and what is to remain

    As it is when there are multiple commitments you have to go in and out every time and this wastes time

  12. The customer fact find question reads 'Total amount of readily accessible savings (after deposit) for emergency fund'. On the fact find that we see it just reads 'savings', which is something completely different. Please update so we can see the question asked of the customer.

  13. When running reports for Home Insurance, or Protection insurance that has been written, the report doesn not confirm whether the premium is paid monthly or Annually. For any home insurance policies that are written with a monthly premium we are required to report this to the FCA when completing our Reg Data returns. This would be extremely useful for the report to pick up whether the premium is paid monthly or annually.

  19. A field is required to capture commission that originates from referrals. It would be useful if there was a drop down menu to select what service the referral was for: Survey, Specialist Property Report, Wills, EPC, Lease Extension, ILA, other. The commission needs to feed into the reporting.
    We cannot use the existing Miscellaneous Fee field for this as we already use it for our broker/adviser fees which are always split for payment on application and then on offer.
    The field will need a date paid box as per other fee fields.

  20. Documents available on all cases/opportunities. When clients have multiple properties, finding documents can be difficult. Would also be a good option to have a box available, to confirm we have ID on file for that client. Could also have the expiry date available.
