Vulnerable Clients
It should be an option to not have the vulnerable client fields in the Fact Find, as some clients may not deem themselves as vulnerable but as a firm following a process we have to have it on the system that they are.

Settlement status be added to the Fact Find- personal details- visa option
an settlement status be added to the Fact Find? Currently it gives the option to select visa, but the adviser then has to go back to the client to ask their settlement status. E.g. if client selects anything other than British Citizen, a required field comes up for them to select settlement status.

Factfind needs to be streamlined. Can we have the ability to turn off more questions in the factfind to make it easier for the client
There seems to be far too many questions within the factfind that lenders simply do not require such as passport and driving licence details. If these details were ever required this would had to be verified by the adviser anyway.
I have had feedback from a number of clients stating how exhausting filling out the factfind is. I have just gone through this myself after only sending the important parts of the fact find and I agree.
Some parts of the customers fact find are also too adviser focused and uses language that a customer would be unlikely to understand.

Ability to move self employed income down. When an existing client updates us with their latest years figures you have to rekey all years, should have the ability to add latest years or move figures down

Credit commitments to be time stamped
Credit commitments fact find to be time stamped.
Example –
John Bloggs came into the office in March 2023 but has come back in March 2025 the credit commitments on fact find are from 2023 but the broker in the appointment will not know if they are from 2023 or up to date credit commitments .9 votes -

Having Childcare added to the Expentiture , as Educations seems like 5+, not nursery etc
There isn’t a specific box on the ‘Expenditure’ list to show childcare costs or nursery fees.
There is Education Fees but I would say from a client’s point of view, this more relates to school fees. The client’s never put childcare costs in on the budget planner as it’s not specific enough.
Maybe the Education Fees could have Childcare added to it as well?1 vote -

Make Constituent country mandatory
when using lender connect with Barclays the euro message say country of residence and there is no field. Please make constituent country mandatory. Tis would resolve a lot of issues using Econveyancer and Smartr Connect

Add 2nd client to existing properties
Where a client adds their existing property themselves, there doesn't seem to be an option (for them or me) to make it a joint property. Please could this be rectified.

Budget planner updates required
The current budget planner is not comprehensive enough to gain an accurate picture of a clients spending. This forces us to group various expenditures leading to confusion when transposing to affordability platforms and applications.
As an example, could this not mirror the commitment options within Affordability Brain?
Council Tax

Food & Drink
Mobile/Telephone/Internet/TV
Car Fuel & Maintenance
Public Transport
Ground Rent
Service Charges

Multiple FactFind Applicants
Just a quick request, would it be possible to update Smartr in the next release so that we can add more than two people on the fact find.
With affordability being a big issue, now more and more mortgages have three of four applicants now. Currently I must add the third and fourth applicant’s details in the notes section.132 votes -

Edit fact find download
The downloadable fact find contains lots of sections that may be important to one firm, and irrelevant to the next. This means the document is too long. Please could the download PDF version have the options to not include sections like you have implemented for the client version of the fact find?

Expenditure to be more broken down more details ( same as lenders)
Expenditure to be more broken down more details (same as lenders) and should also cover things like if i have added in a existing life cover this should push into the expenditure as they have said i have this policy and am paying a premium on this. Same with if I have 3 BTL properties i get the choice to add this into my clients expenditure and this also doesn't show on the figure only in the key and net amount.
