Option to include council tax in Budget Planner
I have been working on a client with a few buy to lets and cant understand why it asks about the council tax on these cases.
The system counts this cost on the affordability but clearly this is not their expense. There should be a choice on each case whether you want it included in the budget planner.
If it is to be included like the mortgage cost in this day and age it should automatically be pulled through to show on the outgoings page

Income Types Do Not Match Halifax
Income breakdown on Smartr365 does not match that of Halifax, leading to incorrect borrowing figures.
Halifax have a lot of different categories (such as shift allowance) for income as below but Smartr does not – there is only an option for ‘Other’.
The income therefore is not treated incorrectly and the AIP gives an incorrect borrowing figure to what it should be.
I appreciate it would not be ideal for the Smartr software to have so many income categories however, if we had the option to edit the AIP before it gets submitted to the lender in their system, this…2 votes -

Summaries in Credit commitment sections
A total summary at the bottom of the credit commitments section. When we calculate the affordability on mortgages, we will usually be asked for 1) total credit card balance and 2) total monthly payments on loans/HPPs. Therefore it would be great in the commitment section if, below the 'amount standing' and 'monthly payment' fields, there was a field that said the total amount for each. This would save us having to get a calculator out and adding up all of the commitments together. thanks

Comment box in Self Employed section
Please can you put a comment or note box in the self employed section. There is one for the employment section but not one for the self employment section. This is required to note down any complex self employed incomes (for example foreign currency, overseas companies etc)

Student loan payments triple counted
Student loan payments are requested three times on Smartr - in the Income Section under payslip deductions, in the Expenditure Section and in Credit Commitments. So potentially it is triple counted as an outgoing.
Clients wouldn't know to only list it once, so how do you expect us to save time by getting the client to fill in information on Smartr, when we then have to go in and check everything and correct to make it right? Add solicitors address as visible
When I am completing an application is would be really helpful to see the solicitor firm address in the Solicitor & Agent information section. Currently, once the solicitor informaiton is input, all I can see is which solicitor I have selected, their number and email address, but no actual postal address. This is strange because when I scroll down slightly to the estate agent, I can see their address. Please can you take a look as when we complete applciations we always get asked what the solicitor address is. thanks

Currently when invites are sent out using the re-send button it sends an email invite which looks like they're signing up for the first time again which is misleading - there should be a separate option to send users the direct URL Link to https://homebuyer.smartr365.com/ through Smartr365 as a button

Remortgage reports missing key information (mortgage account numbers, joint applicant details)
Please update Remortgage report exports to include columns for the Mortgage Account Number and Joint Applicant details.
Currently, these fields are missing from the standard reports. This makes it difficult to reconcile lender statements or identify full borrower details without opening every individual case manually, which is very time-consuming.
