Option to include council tax in Budget Planner
I have been working on a client with a few buy to lets and cant understand why it asks about the council tax on these cases.
The system counts this cost on the affordability but clearly this is not their expense. There should be a choice on each case whether you want it included in the budget planner.
If it is to be included like the mortgage cost in this day and age it should automatically be pulled through to show on the outgoings page

Income Types Do Not Match Halifax
Income breakdown on Smartr365 does not match that of Halifax, leading to incorrect borrowing figures.
Halifax have a lot of different categories (such as shift allowance) for income as below but Smartr does not – there is only an option for ‘Other’.
The income therefore is not treated incorrectly and the AIP gives an incorrect borrowing figure to what it should be.
I appreciate it would not be ideal for the Smartr software to have so many income categories however, if we had the option to edit the AIP before it gets submitted to the lender in their system, this…2 votes -

More detail for pension income
When I log pension income under other monthly income it doesn’t give me the option to add the type of pension income e.g. Aviva private, state ect. This would be a useful feature as when we stack different pensions in the other monthly income tab we have no way to decipher between different pension payments.

Update the Bonus and Commission fields in fact-find to clarify whether figure to input is monthly or annually or quarterly? It is not clear currently whether the adviser should input monthly/annually/quarterly commission or bonus figure in the fields. Also with Commission there is also a difference between regular and guaranteed commission which could also be clarified in this field.

Broker Fee added to dashboard
Can you please include Broker Fee's in your "mortgages written" and "mortgages completed" figures on the dashboard - You have the field for broker fees, but they are effectively meaningless as they are not reported anywhere.

Ongoing Frustrating issue
Hello. we have been facing an ongoing issue accessing clients' dated acknowledgement documents wherein they have acknowledged the documents as i can see in the notifications.
this is a known error to Smartr and I have been contacted by Dayan re this but i am still waiting to hear any resolution or any communication for that matter. this is infuriating as this is affecting our business and increasing our workload and creating a backlog!

having the ability to add my own email template flow, so I can choose to send my own emails at certain times,
For example. I want to schedule an email at pre offer that says XX and is sent 7 days after the status has been updated.
