Update client address, once a purchase completes
When a client completes on their new purchase it seems very strange that we cannot update their NEW current address on the fact find. It is very important to update the clients NEW address to their current one and it seems a very backwards process for us to have to then manually update the fact find (as if we are starting from scratch again). They key has a simple prompt for us to update the clients address when we change a mortgage from Offered to COMPLETED

Add Applicant Age to Summary Screen
Please can you calculate and add the applicants age next to the date of birth entry when viewing a summary for a case. The amount of times we have to calculate max term for a mortgage and trying to do this without seeing the customers age on screen is frustrating. Sorry if this has already been suggested. Thanks

Fact find - once Date of birth is inputted it should show current age next to it

Clients Marketing preferences
Clients Marketing preferences
This is the way of the world, we need to know each client permissions for further marketing. We all get consent to their data for the current transaction, I'm sure we all ask for future contact / marketing permission.
On the Case Summary / or start of the fact find its imperative to eyeball that clients contact preferences to ensure we only contact them to their consented permissions.have an option to select preferred method of contact for the client - Phone / Email / Text / Instant messaging . This should be an option since GDPR…

Accountant's address
For self-employed applicants, the accountant's section is not detailed enough. Most lenders will require the firm's address, but there is no option to enter this currently in the fact find

Remortgage leads should NOT include everything from the completed mortgage
You have recently changed it so that the remortgage lead created now populates every single field from the completed mortgage. This includes dates the mortgage was submitted and completed, the proc fees, the notes on the case etc. Most of these fields will never be the same for the remortgage. It is also going to make it very difficult when reporting as the submitted date and completed date will be populated. It is extremely poor data management and mis use of the system. Only data that is unlikely to change should be pre populated.

financial commitments
automatically upload financial commitments from credit cards etc within the budget planner above. seems silly we have to do the bottom bit first them copy the figure provided

Credit History- List CCJs and Defaults
Please separate out the CCJ's from Defaults so that we can enter details about both. Also it would be very useful if we could list each and every one for a client instead of having a total under just the one entry, these very often have different registered/satisfied dates etc ....this question needs some work.

Can the net income box please be amendable, so that we dont have to add the deductions from gross income?
Having to add in all the deductions is brutal, especially if the client has variable income and we need to take a 3 month average. It leads to a mind-numbing number of manual calculations. Or if the client has lots of different deductions (Police pay slips etc) it is horrendous! If the net income box was amendable then those that want to add the deductions still can, and those that dont want to can just input the net income.

On the commitments / outgoings page, it would be good if the option to show net income and therefore the disposable income would be useful.

Date stamp for fees paid
Include the date fees were paid to pull through to reporting

We have added a Fee Paid Date field for each of the fee’s recorded on Smartr Mortgage Cases. We have also included a Misc Fee, so you can record other income now previously included.

Ensure when entering Income gross figure, you can also enter net figure
System allows you to enter Gross income annually and monthly, then takes the monthly gross figure down and enters that in the net monthly section. That is clearly wrong and you can't edit that section

Have a Date Stamp for "Offer issued"
You have a date for submission, completed & even offer expiry but there is no section to input when it was offered?
This is really helpful to be able to look at how long a case has taken to get to offer, and offer to completion etc

Completed date and valuation date
As for dates – I cannot work without knowing when valuations are booked in or when a case completes, or when it is due to complete. These are such simple requirements, I don’t understand how any broker can work without these.
12 votesThe completion date is available on the Mortgage form for you to track the estimated Completion date, and actual completion date once the time is reached.
