There should be a prompt/warning when your recommended mortgage term is beyond the anticipated retirement age (Smartr has the client current age, anticipated retirement age in the factfind so should recognise that a 40 year old with a retirement age of 70 but a mortgage term of 35 years recommended is term into retirement)

  3. A client will often choose a solicitor that we as a broker will never deal with again. Please could there be the ability to add solicitors details to the fact find without have to save their details

  4. Dependents: There should be an option in the drop-down menu to indicate "clients confirmed no dependents." Otherwise, it appears as if the question has not been asked. This option would clearly show that you have verified they do not have any dependents. This is similar to the drop-down menu for insurance demand and needs, which includes the option "clients confirmed no active insurance policy in place."

  5. On the summery screen have a dial going up to 100% to show how much of the FF has been completed/or at least had some information input.
    I realise this will require all sections of the fact find to have a "yes" or "no" tick box, which would be helpful anyway. It has already been suggested for example to have "no" toggle for dependants and credit history, so the system can see that the questions have not just been missed.

  6. We need to ensure the Protection Fact Find is not able to be edited by the client(s) post insurance product application. Currently they are able to amend their information which is leading to potential compliance issues.

  7. Employment history should prompt for last 3 years if only ben in there role for less than this time period, as all lenders require this.

  8. We have had a few cases lately where out clients live with their partner but are not party to the mortgage, but you have no option to select 'LIVING WITH PARTNER' ... Could this be added please

  9. Being able to amend the customers employment status once the customer or us has added it in. i.e customer inputs that they are employed and fills in all the other info but they are actually a self employed director. currently you have to delete the entry and redo it as self employed.

  12. Enable freetyping of the company name linked to the commitment. It is very common for the name not be an existing Lender or Provider and it not efficient to scroll down to Other and Free type from there. It is also not evident that Other is an option and allows freetyping so may lead to incorrect names being recorded

  14. For clients with individual properties in the background, they do not show up when you search for one applicant only (you can only search/select one applicant).
    I.E. If you search/select for one client on a joint case, you select the case (a new joint mortgage), the fact find shows as all joint inputs, however when you go into the existing property tab only properties for that applicant you searched for will show. NO existing properties show for the second applicant. they will only show if you go back in and search under the 2nd applicants name - and then app…

  15. Free format Soft Fact Finding section for Fact Find

    I have always been told that soft fact finding is as important as hard fact finding. it would be really useful to have a free format text section as part of the fact find. (This information is not readily locatable in the notes section, which would be the other obvious place to put it).

  16. There are currently 23 questions in Additional Fields but a large number only need to be completed if relevant. Make this section reflexive and display only the 5 main questions and the remainder if relevant to the answers provided in the main questions

  17. When recording an existing mortgage on Existing Properties and it is a remortgage you are not prompted to record the Early Repayment Charge which is important for compliance purposes.
    The question "Is this mortgage to be repaid before completion of new mortgage (select no if you are remortgaging this property)?" should be reworded to remove the text in brackets so the ERC is recorded in all scenarios

  18. Amend order of Relationship type and move Sone and Daughter to top as the most common options
    Also allow user to freetype in field which will display matched relationship types as the user types i.e. type "dau" and daughter could be selected
