Early Repayment Charge (ERC) visibility in Existing Properties
When recording an existing mortgage on Existing Properties and it is a remortgage you are not prompted to record the Early Repayment Charge which is important for compliance purposes.
The question "Is this mortgage to be repaid before completion of new mortgage (select no if you are remortgaging this property)?" should be reworded to remove the text in brackets so the ERC is recorded in all scenarios8 votes -
Disposable Income Monthly
Why are student loans keyed on the credit commitments section dedicated from the net pay in the Disposable Income Monthly income? These are already reflected in the net pay. Its important to have this section and I quite like it as part of the commitmentss as this is where most lends ask for it but please could it be disconected from the disposable income?

Council Tax
Existing Property Data such as Council Tax, Date of Purchase, Existing Mortgage Data does not pull through to 'Mortgages' meaning it has to be double keyed.

Credit commitments to be time stamped
Credit commitments fact find to be time stamped.
Example –
John Bloggs came into the office in March 2023 but has come back in March 2025 the credit commitments on fact find are from 2023 but the broker in the appointment will not know if they are from 2023 or up to date credit commitments .6 votes -

It would be extremely useful to be able to Drag and Rearrange documents so we can bunch up Bank Statements, Payslips etc for quick review.

individual background properties not showing under other applicant
For clients with individual properties in the background, they do not show up when you search for one applicant only (you can only search/select one applicant).
I.E. If you search/select for one client on a joint case, you select the case (a new joint mortgage), the fact find shows as all joint inputs, however when you go into the existing property tab only properties for that applicant you searched for will show. Dependants Drop down List - Move Son and Daughter to top
Amend order of Relationship type and move Sone and Daughter to top as the most common options

we can offer people a different box other than male or female. Ideally we need it to give them the choice and just have a box with previous name to signal if there has been a gender change? Ive got a meeting with compliance in a few weeks and it will come up again no doubt

Edit fact find download
The downloadable fact find contains lots of sections that may be important to one firm, and irrelevant to the next. This means the document is too long. Please could the download PDF version have the options to not include sections like you have implemented for the client version of the fact find?

Free format Soft Fact Finding section for Fact Find
I have always been told that soft fact finding is as important as hard fact finding. it would be really useful to have a free format text section as part of the fact find. (This information is not readily locatable in the notes section, which would be the other obvious place to put it).

Fact find logs
When we receive our data extract, it has all of the logs from all fact finds ever entered or change in Smartr365 for that applicant. Is it possible to have this log in Smartr365, or have an auto download in pre offer processing? This is so if the fact find changes when the clients some back , we dont loose the original copy if we have not saved it the first time.

Budget planner updates required
The current budget planner is not comprehensive enough to gain an accurate picture of a clients spending. This forces us to group various expenditures leading to confusion when transposing to affordability platforms and applications.
As an example, could this not mirror the commitment options within Affordability Brain?

Buyer type needs to be identified for each applicant
The system only has one buyer type per case, whereas a FTB might be buying a property jointly with someone who is not a FTB. Lenders ask the question for each applicant.
Also, a purchase assumes that the applicants have an existing mortgage. That is not always the case and this causes wrong information to be provided to lenders. This has resulted in me having to re-key an application.3 votes
